Refinance of UK portfolio for Dubai residents

Back to Case Studies

Key facts:

  • Client: HNW Dubai residents
  • Portfolio of 9 properties in North London
  • Property value: £2,000,000
  • Loan amount: £1,500,000
  • 5 years fixed at 4.25%
  • Interest-only

In this case, the clients were professional landlords owning £2m worth of properties in the UK. The clients were all Pakistan nationals with the majority of their income derived from international businesses.

They wanted to expand their portfolio and had already agreed on their new acquisition, a £5m residential building in East London.

Lenders are inherently more cautious around lending to foreign nationals, especially when they live overseas. This is because it can be harder for underwriters to understand the borrower’s wealth and financial background. The client was also looking for high loan to value (LTV) of 75% on prime London properties.

At Transparent Mortgage Services, we take the time to wholly understand the finances of our clients. A complete overview allows us to approach the lenders that we know have the required level of risk appetite.

We were able to match the client with a specialist bank that was happy with the client’s nationality. After we took the time to explain the financial profile of the client, the lender was also willing to lend at up to 75% LTV making it the perfect deal.

We are proud to work with every type of lender across the market and are confident in our ability to find the best solution for our clients and present their case in the most appropriate and effective way, whatever their situation may be.
