Battle is a small, historic market town known for Battle Abbey and the 1066 battlefield, and it attracts families, retirees and commuters. Battle station has direct trains to London, with the fastest reaching Charing Cross in about an hour and 20 minutes, and Hastings is a short drive or train ride away. That mix creates steady demand for family homes and good-quality flats.
The town's housing is varied: period cottages and townhouses on and around the High Street, Victorian and Edwardian homes near the station, and newer estates on the edges of town. In the villages around Battle you find more detached homes, farm cottages and properties with land, which bring their own lending questions.
Much of central Battle is a conservation area, and many buildings are listed. Rural properties can have private water or drainage, agricultural restrictions or non-standard construction, all of which some lenders avoid. Holiday lets are also common in the area, and need a holiday let mortgage rather than standard buy-to-let. Our Battle mortgage guide covers the local picture.
Battle homeowners moving up the ladder sometimes keep their first home as a rental, which may be let-to-buy.

Buy-to-let lenders start with the rent, not your salary. They check that the expected monthly rent covers the mortgage payment by a set margin, often around 125% for basic-rate taxpayers and 145% for higher-rate taxpayers, calculated at a test interest rate that is usually higher than the rate you will pay. If the rent falls short, some lenders let you top up from your personal income.
Most lenders want a deposit of at least 25%. A smaller deposit is sometimes possible, but the rent test becomes harder to pass. Lenders also look at your credit file, your experience as a landlord and, for some, a minimum personal income.
Local rules and costs. Battle is in Rother, where the council applies the national mandatory HMO licensing rules and, since April 2025, a 100% council tax premium on second homes. Check the council's website for any changes before you buy.
Buying an additional property in England means a 5% stamp duty surcharge on top of the normal rates. Individual landlords now get only a basic-rate tax credit for mortgage interest, so ask your accountant whether personal or company ownership suits you.
Since 1 May 2026, under the Renters' Rights Act, section 21 evictions have ended, tenancies are periodic, rent can rise only once a year and rent in advance is capped at one month. Rented homes must meet EPC E now, and the government has confirmed a move to EPC C or equivalent by 1 October 2030.

Yes, as long as the property is suitable for letting and acceptable to the lender. Agricultural ties, large amounts of land or private drainage can narrow the choice, so we check these early.
Battle and the surrounding countryside attract visitors, and some owners run holiday lets. You would need a holiday let mortgage, assessed on expected seasonal income. We cannot advise on investment returns, but we can show you how lenders will view the property.
Yes. Many lenders accept first-time landlords, and some accept people who do not yet own their own home, usually with extra conditions such as a minimum income. We will match you to lenders whose criteria fit before anything is submitted.

Important: Most buy-to-let mortgages are not regulated by the Financial Conduct Authority. Some are, for example consumer buy-to-let, where you let a former home or let to a close family member. Your property may be repossessed if you do not keep up repayments on your mortgage. The FCA does not regulate tax advice, so please speak to an accountant about tax.
