Bexhill is quieter than Hastings or Eastbourne, with a high proportion of older residents, a mix of Edwardian seafront buildings, 1930s semis and bungalows and newer estates to the north of the town. Rental demand comes from local workers, families moving out of larger towns, people working in Hastings and Eastbourne and commuters using Bexhill, Collington and Cooden Beach stations.
For landlords, the typical Bexhill buys are terraced and semi-detached houses in Sidley and central Bexhill, flats in converted Edwardian buildings near the seafront, and family homes around Little Common. The town has grown northwards since the Link Road opened in 2015, and the new Queensway Gateway Road, completed in September 2025, has improved access towards Hastings and the A21.
Two local points catch landlords out. First, Bexhill has many retirement and age-restricted flats. These are usually unsuitable for standard buy-to-let lending because of who can live there. Second, some seafront conversions have short leases or high service charges, which limits the lenders available. We check both early.
We also help Bexhill homeowners who are moving and want to keep their current home as a rental, which is usually a let-to-buy arrangement.

The key number is the rent. A lender's surveyor gives an opinion of the achievable monthly rent, and the lender works out how big a loan that rent will support at its stress rate. Higher-rate taxpayers usually face a tougher test than basic-rate taxpayers, and longer fixed rates can sometimes be assessed more generously.
Expect to need a deposit of around 25% for most mainstream buy-to-let products, a clean or explainable credit history and, with many lenders, some evidence of personal income. Leasehold flats bring extra checks on lease length, service charges and the building itself.
Local licensing. Rother District Council applies the national mandatory HMO licensing rules. Before you buy, check the council's website for any additional schemes, and make sure larger shared houses meet room size and safety standards.
Budget for the 5% stamp duty surcharge on additional properties, legal fees, a valuation and any works. The Renters' Rights Act reforms took effect on 1 May 2026: no more section 21, periodic tenancies, one rent increase a year and no more than a month's rent in advance.
The minimum energy rating for lets is EPC E, rising to C or equivalent by 1 October 2030, so older homes may need upgrades. The tax treatment of mortgage interest is a question for your accountant.

Important: Most buy-to-let mortgages are not regulated by the Financial Conduct Authority. Some are, for example consumer buy-to-let, where you let a former home or let to a close family member. Your property may be repossessed if you do not keep up repayments on your mortgage. The FCA does not regulate tax advice, so please speak to an accountant about tax.
