The Eastbourne rental market in 2026

Eastbourne's rental market has changed in the last couple of years. The University of Brighton moved its Eastbourne courses to Falmer from September 2024, and around 1,500 students had been based at the Eastbourne campus. Landlords who used to let shared houses to students in Meads and the town centre have had to rethink, often switching to young professionals, families or single lets.

Demand now comes mainly from local workers, including Eastbourne District General Hospital staff, people in tourism and hospitality, and commuters. The fastest trains to London Victoria take around an hour and a half. There are Victorian and Edwardian houses converted into flats in the town centre and the streets behind the seafront, larger family homes in Upperton and Old Town, ex-local-authority and 1960s to 1980s housing in Hampden Park and Langney, and purpose-built flats around Sovereign Harbour.

Each type comes with lender questions. Older conversions near the seafront can have short leases and high service charges. Purpose-built blocks may need fire safety paperwork for the building. Houses in multiple occupation need the right licence and a lender that accepts HMOs, which we cover on our HMO mortgages page.

Who we help in Eastbourne

  • A first buy-to-let, even if you still rent your own home.
  • Purchases in your own name, alone or jointly.
  • Portfolio lending for landlords with four or more mortgaged properties.
  • A buy-to-let remortgage, or a product transfer where staying put makes sense.

We also help with Eastbourne holiday lets and serviced accommodation, which need different lenders from standard buy-to-let.

How buy-to-let lenders assess you

Lenders decide how much to lend on a buy-to-let mainly from the rent the property can earn. The rent has to cover the mortgage payment by a margin set by each lender, tested at an interest rate above the one you will actually pay. Where the figures are tight, a longer fix, a larger deposit or a lender that takes account of your other income can make the difference.

Most lenders ask for at least a 25% deposit. They will also look at your credit record, whether you already own a home, any other properties you let, and, for flats, the lease and the building.

Costs, tax and rules for Eastbourne landlords

Licensing in Eastbourne. At the time of writing, Eastbourne Borough Council applies mandatory licensing to larger HMOs (five or more people from two or more households) but does not run an additional or selective scheme. Councils can change this, so check before you buy.

Buying an additional property in England means a 5% stamp duty surcharge on top of the normal rates. Individual landlords now get only a basic-rate tax credit for mortgage interest, so ask your accountant whether personal or company ownership suits you.

Since 1 May 2026, under the Renters' Rights Act, section 21 evictions have ended, tenancies are periodic, rent can rise only once a year and rent in advance is capped at one month. Rented homes must meet EPC E now, and the government has confirmed a move to EPC C or equivalent by 1 October 2030.

Our broker fee is £599. For a purchase it is payable when your mortgage offer is issued; for a remortgage to a new lender it is charged on completion. Where there is adverse credit the fee is £999, or up to 1% of the loan. We do not charge a fee for product transfers with your existing lender, and we confirm any fee in writing before we start.

Frequently asked questions

What happened to student lets in Eastbourne?

The University of Brighton moved its Eastbourne courses to its Falmer campus from September 2024. Landlords with former student houses often re-let to professionals or families, or remortgage onto a different type of product. We can review the lending if your letting model changes.

Will lenders accept a Sovereign Harbour flat as a buy-to-let?

Generally, yes. Lenders will look at the lease, the service charge and, for some blocks, fire safety documentation. We check these early so there are no surprises at valuation.

Are buy-to-let mortgages regulated?

Most buy-to-let mortgages are not regulated by the FCA. Consumer buy-to-let, such as letting a former home or letting to a close relative, is regulated. We will tell you which applies to you.

What changed for landlords on 1 May 2026?

The Renters' Rights Act reforms took effect. Section 21 evictions ended, tenancies became periodic, rent increases are limited to once a year through a formal notice, and rent in advance is capped at one month. Lenders still lend to landlords, but you should factor the changes into your plans.

Important: Most buy-to-let mortgages are not regulated by the Financial Conduct Authority. Some are, for example consumer buy-to-let, where you let a former home or let to a close family member. Your property may be repossessed if you do not keep up repayments on your mortgage. The FCA does not regulate tax advice, so please speak to an accountant about tax.
