Where first-time buyers look in Hastings

Hastings has a wide mix of homes. Many first-time buyers start with Victorian terraces in Ore, Clive Vale and Silverhill. Others look at flats in converted period houses in St Leonards, or at ex-council homes in Hollington and Broomgrove.

Some of these homes need a little more care when you get a mortgage:

  • Flats in converted houses can have short leases or high service charges.
  • Flats above shops, for example on Queens Road or Norman Road, suit some lenders but not others.
  • Very small studio flats are accepted by fewer lenders.
  • Older homes may need repairs that show up on the valuation.

We check these points before you make an offer, so there are fewer surprises later.

Living in Hastings and working elsewhere

Trains from Hastings run to London Charing Cross and Cannon Street through Tunbridge Wells. Trains also run along the coast to Bexhill, Eastbourne and Brighton.

Some buyers work in Tunbridge Wells or London and choose Hastings because their money goes further here.

How much can you borrow?

Lenders look at your income, your monthly spending and any debts. They also check your credit file, so it's worth looking at yours early.

Your deposit matters too. A bigger deposit usually gives you more choice. If family are helping, some lenders may accept a gifted deposit. They may want a signed letter and proof of where the money came from.

Stamp duty and schemes

First-time buyers pay no stamp duty on the first £300,000. You pay 5% on the part of the price between £300,000 and £500,000. If the price is over £500,000, first-time buyer relief does not apply.

So for a lot of flats and smaller houses in Hastings and St Leonards, a first-time buyer pays no stamp duty at all.

Shared ownership is another way in. You buy a share of a home and pay rent on the rest. Family can also help through a family-assisted mortgage.

The government's Your First Home scheme is for new-build homes. It isn't open yet. Applications are expected to open in February 2027. See the Your First Home page on GOV.UK, or read our Your First Home scheme guide.

Frequently asked questions

How much deposit do I need to buy my first home in Hastings?

It depends on the lender and the home. Some lenders may accept a small deposit, and a bigger deposit usually means more choice. We'll show you what your savings could open up.

Do first-time buyers pay stamp duty in Hastings?

Not on the first £300,000. You pay 5% on the part of the price between £300,000 and £500,000. Above £500,000, the normal rates apply to the whole price.

Can I buy a flat above a shop in Hastings?

It may be possible. Some lenders avoid flats above shops, but others may be happy to lend. We'll check the flat with you before you make an offer.

Can my parents help me buy?

Yes. A gifted deposit is common. Some lenders also offer family-assisted mortgages. Each option has different risks for your family, so we explain them clearly.

How much does your advice cost?

Our fee is £599, and you only pay it once your formal mortgage offer is issued. Your 15-minute call and your quote are free.

Important: Your home may be repossessed if you do not keep up repayments on your mortgage.
