Don't drift onto the standard variable rate

Once your fixed or tracker deal ends, your lender may switch you to its standard variable rate. That rate is often higher, so your payments could rise.

Some lenders may let you lock in a new deal around six months ahead. That way, the new rate is ready the day your old one ends.

Stay with your lender or move?

Staying with your current lender is called a product transfer. It's often quick, and there may be no valuation or solicitor needed.

Moving to a new lender is a remortgage. You get a wider choice of deals. It's also the way to go if you need to borrow more or change your term.

We look at both, with all the fees added in. If staying with your lender works out cheaper, we'll tell you.

Eastbourne homes that need extra care

  • Sovereign Harbour flats and houses. Many are leasehold, and some homes pay service or estate charges. Lenders may look at these.
  • Converted period flats in Meads, Upperton and the streets behind the seafront, where leases and service charges vary.
  • Seafront and town-centre blocks where the lender asks for fire safety paperwork.
  • Ex-council homes in areas such as Hampden Park and Langney. Some lenders may accept them, depending on the building.
  • Retirement and age-restricted flats. Fewer lenders may remortgage these.

Remortgaging later in life

Many Eastbourne homeowners are in their 50s, 60s or older. If your mortgage runs into retirement, or an interest-only mortgage is ending, you still have options.

These can include a longer term, a retirement interest-only mortgage or, for some people, equity release. See interest-only mortgages and equity release in Eastbourne.

Borrowing more when you remortgage

You may be able to borrow more for home improvements, to help family, or to bring debts together.

Think carefully before securing other debts against your home. Repaying debts over a longer period may increase the total amount you pay.

Is a broker worth it for a remortgage?

Your lender can only offer its own deals. We can compare them with deals from across the market and show you which works out cheaper overall, including fees.

We don't charge a broker fee for a product transfer. So if staying put is the better option, checking with us costs you nothing.

Frequently asked questions

Is it worth using a broker for a remortgage in Eastbourne?

It can be. We compare your lender's offer with the wider market, including fees. We don't charge a broker fee for a product transfer, so checking costs you nothing if you stay put.

How much do you charge?

The call and the quote cost nothing. If you move to a new lender, our fee is £599, paid on completion. A product transfer with your current lender has no broker fee.

Can I remortgage a Sovereign Harbour flat?

It may be possible. Lenders may look at the lease and any service or estate charges. We check these early.

My interest-only mortgage is ending. What can I do?

Talk to us as early as you can. Options can include a repayment mortgage, a longer term, a retirement interest-only mortgage or selling. We'll go through each one with you.

How early can I look at a new deal?

Often around six months before your current deal ends, as some lenders may let you secure a deal that early. Get in touch then, and we can line up a new rate in good time.

Important: Your home may be repossessed if you do not keep up repayments on your mortgage.
