Tunbridge Wells is a popular commuter town, with the fastest trains reaching London Charing Cross in under an hour. Rental demand comes from London commuters, families attracted by the area's schools, including its grammar schools, and people working locally in professional services and at Tunbridge Wells Hospital in Pembury.
Property prices are high, and the housing stock reflects the town's history: Regency and Victorian villas and terraces in the town centre and around Calverley Park, Victorian terraces in St John's and Camden Road, larger houses near the Common, and newer homes in Southborough, High Brooms and on the edges of town. Many central buildings have been converted into flats, often with shared freeholds or long leases.
For landlords, the main lending challenge is the rent test. High purchase prices relative to rents mean a larger deposit or a longer fixed rate is often needed for the numbers to work. Conservation areas and listed buildings in the town centre can also affect valuations and alterations. See our Tunbridge Wells mortgage broker page for wider advice.
Many Tunbridge Wells landlords are higher-rate taxpayers, so it is often worth comparing personal ownership with a company structure.

Buy-to-let lenders start with the rent, not your salary. They check that the expected monthly rent covers the mortgage payment by a set margin, often around 125% for basic-rate taxpayers and 145% for higher-rate taxpayers, calculated at a test interest rate that is usually higher than the rate you will pay. If the rent falls short, some lenders let you top up from your personal income.
Most lenders want a deposit of at least 25%. A smaller deposit is sometimes possible, but the rent test becomes harder to pass. Lenders also look at your credit file, your experience as a landlord and, for some, a minimum personal income.
Local rules. Tunbridge Wells Borough Council applies the national mandatory HMO licensing rules. Check the council's website for any additional or selective licensing before you buy, and check planning if you are converting a house to flats or an HMO.
Budget for the 5% stamp duty surcharge on additional properties, legal fees, a valuation and any works. The Renters' Rights Act reforms took effect on 1 May 2026: no more section 21, periodic tenancies, one rent increase a year and no more than a month's rent in advance.
The minimum energy rating for lets is EPC E, rising to C or equivalent by 1 October 2030, so older homes may need upgrades. The tax treatment of mortgage interest is a question for your accountant.
Our broker fee is £599. For a purchase it is payable when your mortgage offer is issued; for a remortgage to a new lender it is charged on completion. Where there is adverse credit the fee is £999, or up to 1% of the loan. We do not charge a fee for product transfers with your existing lender, and we confirm any fee in writing before we start.

Because purchase prices are high compared with rents, the rent may not cover the mortgage by the margin lenders require. A larger deposit, a longer fixed rate or a company structure can sometimes help.
Usually, yes. Lenders check lease length, service charges and the building's condition. Shared-freehold flats are generally fine with most lenders.
The Renters' Rights Act reforms took effect. Section 21 evictions ended, tenancies became periodic, rent increases are limited to once a year through a formal notice, and rent in advance is capped at one month. Lenders still lend to landlords, but you should factor the changes into your plans.
Yes. Many lenders accept first-time landlords, and some accept people who do not yet own their own home, usually with extra conditions such as a minimum income. We will match you to lenders whose criteria fit before anything is submitted.
Important: Most buy-to-let mortgages are not regulated by the Financial Conduct Authority. Some are, for example consumer buy-to-let, where you let a former home or let to a close family member. Your property may be repossessed if you do not keep up repayments on your mortgage. The FCA does not regulate tax advice, so please speak to an accountant about tax.
