Start up to six months early

When a fixed or tracker deal ends, many mortgages move onto the lender's standard variable rate. This is often higher, so your monthly payment can go up.

Some lenders may let you secure a new deal around six months before your current one ends. That gives you time to sort out anything tricky, such as a short lease.

Product transfer or remortgage?

A product transfer means staying with your current lender on a new rate. It's often quicker, and there may be no valuation or legal work. But you only see that lender's deals.

A remortgage means moving to a new lender. It opens up more choice. It's the usual route if you want to borrow more, change your term, or add or remove someone from the mortgage.

We compare both side by side, including fees. We won't push you to move if staying put works out better.

Brighton homes that need extra care

  • Leasehold flats in converted Regency and Victorian houses, in areas like Kemptown, Brunswick and Hanover. Lenders may check the lease length, service charge and ground rent.
  • Share of freehold flats, which are common in Brighton and Hove. Lenders may want to see how the freehold is held.
  • Small studio flats, which fewer lenders accept.
  • Blocks that need fire safety paperwork.
  • Period homes in conservation areas, where building work can need extra permission.

If your lease is getting short, it may be worth extending it before or alongside your remortgage.

Borrowing more when you remortgage

Some people borrow more to improve their home, such as a loft conversion in a Victorian terrace or a new kitchen. Others want to help a child with a deposit, or bring debts together.

Think carefully before securing other debts against your home. Repaying debts over a longer period may increase the total amount you pay.

Frequently asked questions

When should I start my remortgage?

Around six months before your deal ends is a good time. Some lenders may let you secure a new deal that far ahead.

Do you charge for a product transfer?

We don't charge a broker fee for a product transfer with your current lender. The lender may charge a product fee on some deals.

Can I remortgage a leasehold flat in Brighton?

It may be possible. Lenders may check the lease length, service charge and ground rent. A short lease can limit your choice, so we check it early.

Can I borrow more for a loft conversion?

It may be possible, if you can afford the higher payments. Lenders may ask for details of the work, and some may ask for planning or building regulations approval.

How much does your advice cost?

Our fee for a remortgage is £599, and you pay it on completion. Your first call and your quote are free. There's no broker fee for a product transfer.

Important: Your home may be repossessed if you do not keep up repayments on your mortgage.
