Remortgage advice from our Havelock Road office

Our office is a short walk from Hastings railway station, so it's easy to pop in. If that doesn't suit, our team can talk by phone or video, or home visits are available locally.

To get started, just send us your latest mortgage statement. It shows your balance, your current rate and when your deal ends. We'll do the rest.

Is your fixed rate ending? Start up to six months early

When a fixed or tracker deal ends, most mortgages move onto the lender's standard variable rate (SVR). This is often higher, so your monthly payment can go up.

Many lenders let you secure a new deal around six months before your current one ends. Starting early means:

  • you're less likely to drift onto the SVR
  • you can lock in a deal and still switch if a better option comes along before completion
  • there's time to sort out anything tricky, such as a short lease or a change in income

If you're within six months of your deal ending, now is a good time to talk.

Remortgage or product transfer? We compare both

There are two ways to move to a new deal.

A product transfer (rate switch) means staying with your current lender on a new rate. It's often quicker, and there's usually no valuation or legal work. But your lender will only offer its own products. We don't charge a broker fee for a product transfer.

A remortgage means moving your mortgage to a new lender. It can open up more choice, and it's the usual route if you want to borrow more, change the term or add or remove someone from the mortgage. It normally involves a valuation and legal work. Many lenders offer free valuations or legal packages, but not all do.

We'll look at both, side by side, so you can see which works out better over the deal, including fees. We won't push you to move lender if staying put is the better option.

Remortgaging in Hastings, St Leonards and nearby

We help homeowners across TN34, TN35, TN37 and TN38, including:

  • Hastings Old Town, West Hill and East Hill
  • Clive Vale, Ore and Fairlight
  • Silverhill, Blacklands and Hollington
  • St Leonards-on-Sea, including Warrior Square, Bohemia and Burton St Leonards
  • Battle, Westfield and Bexhill

Local homes that can need a specialist

Hastings has a lot of character, and some homes need a little more care when you remortgage:

  • Regency and Victorian conversions in St Leonards. Lenders look at the floor area, the lease length and the freeholder. Small studio flats can narrow the choice.
  • Flats above shops in the town centre and along the seafront. Some lenders avoid them, while others are happy to lend.
  • Short leases. If your lease is getting short, it can limit your options. It may be worth extending it before or alongside your remortgage.
  • Old Town period and listed homes. These can need a specialist valuer, but they are mortgageable.
  • Coastal and cliff-top homes in places like Fairlight. Lenders may ask more questions about the location.

We know which types of lender are comfortable with each of these, without you having to apply blind.

Raising money when you remortgage

You may be able to borrow more when you remortgage. Common reasons include:

  • home improvements, such as a new kitchen, a loft conversion or updating an older Hastings terrace
  • helping family, such as a gifted deposit for a child
  • consolidating debts into your mortgage

Think carefully before securing other debts against your home. Repaying debts over a longer period may increase the total amount you pay. Your home may be repossessed if you do not keep up repayments on your mortgage.

More complex remortgages we help with

We're used to cases that don't fit a bank's standard checklist:

  • self-employed borrowers, sole traders and limited company directors
  • CIS contractors and other variable incomes
  • past credit problems, such as missed payments or defaults
  • interest-only mortgages coming to an end
  • remortgaging into or during retirement, including later-life and RIO options and equity release in Hastings
  • buy-to-let remortgages for local landlords. See our buy-to-let mortgage page.

An example (not a real client)

This is an example to show how advice works. It isn't a real case.

A couple in St Leonards have a fixed rate ending in five months. They'd also like to borrow a little extra to fix the windows on their Victorian flat.

We'd check what their current lender offers on a product transfer, then compare it with remortgaging to a new lender that is comfortable with the flat's lease. We'd set out the total cost of each, then they decide.

Our remortgage fees

We're upfront about what we charge.

Your first 15-minute review is free.

  • Product transfer (rate switch) with your current lender: no broker fee. Some lender products carry a product fee, often in return for a slightly lower rate. No-fee products are often available too. We'll compare both for you.
  • Remortgage to a new lender: our broker fee is £599, charged on completion.

We will tell you upfront how we are paid.

Remortgage FAQs (Hastings)

When should I start my remortgage?

Ideally around six months before your current deal ends. Many lenders let you secure a deal that far ahead, which helps you avoid moving onto the standard variable rate.

Can I remortgage if I'd have to pay an early repayment charge?

You can, but it's often better to wait until the charge ends. We'll work out whether moving early is worth it once the charge is included.

Do you charge a fee for a product transfer?

No. We don't charge a broker fee for a product transfer with your existing lender. Some lender products carry a product fee, often for a slightly lower rate, and no-fee products are often available. We'll show you both.

Can I remortgage a leasehold flat in St Leonards?

Usually, yes. Lenders will look at the lease length, the size of the flat and the building. If your lease is short, we'll talk about whether to extend it first.

Can I remortgage if I'm self-employed?

Yes. Lenders usually want to see your accounts or tax calculations. Some will look at a shorter trading history or, for company directors, your share of the company's profit. We'll find lenders that suit how you're paid.

Can I borrow more to renovate a period property in Hastings Old Town?

Often, yes, as long as the borrowing is affordable and the lender is comfortable with the property. Listed or unusual homes may need a specialist valuer.

How long does a remortgage take?

It varies, depending on the lender, the valuation and the legal work. A product transfer is often quicker than moving lender. That's why we suggest starting early.

Can I remortgage into retirement?

Yes, many lenders will lend into retirement if you can show the mortgage stays affordable. A retirement interest-only (RIO) mortgage or a lifetime mortgage might also be worth comparing. We'll talk you through the risks of each.
